Where to buy land in the Balearic Islands

The cheapest land in the Balearic Islands is in Santa Margarita, with a minimum value of €2.80/m². They are followed by: Ses Olleries with €3.50/m², Lluchmayor with €3.70/m², Ariany with €4.30/m², Sóller with €5.60/m² and Biniferrí with €6.90/m². These prices are due to the urban pressure suffered by the rustic land in the area.

Practically half of the Balearic area is urban land, which is why it has one of the highest average prices of urban plots for sale in Spain. with more than €290/m². Building plots also experience a similar situation, as they are concentrated in the same metropolitan areas. The most expensive plots for sale in the Balearic Islands are in Badia Blava, Binisalem, Inca, Palma de Mallorca, Porreras, Biniagual and Lluchmayor.

In short, the Balearic Islands continue their economic development seeking a balance between rural and urban growth. The key to success is based on promoting this harmony between its most modern points, such as tourism and the natural agricultural environment, forged by centuries of tradition and history.

The Balearic Islands seek a balance between agriculture and tourism

The archipelago of the Balearic Islands is in the Mediterranean Sea, to the east of Spain. It is made up of the islands of Mallorca, Menorca, Ibiza, and Formentera. With a typical Mediterranean climate and more than 300 days of sunshine a year, it is a paradise torn between the protection of rustic land and urban expansion.

Since the 1960s, the islands have undergone a major urban development promoted by tourism, especially on the coast and in the largest cities, such as Mallorca, for which reason there is a demand for developable land in all of them. The urban and developable vacancy is made up of more than 3,000 hectares.

In recent decades, artificial surfaces have been increasing, while agricultural and forest areas have been in decline. For this reason, now it is committed to a sustainable urban model, in which it is a matter of protecting the rural land, intending to guarantee the territorial and ecological balance. Currently, about 80% of the surface is rustic land on the islands.

Betting on recovering the agricultural sector

The agricultural surface of the islands occupies around 48% of its extension, while more than 40% is forest.

The activities that are carried out in the agricultural field are the meat industry, the fruit and vegetable industry, forestry, wine, and dairy sectors. Of these industries, most are concentrated in the centre and north of Mallorca.

More than 50% of the primary sector is dedicated to cultivating crops in cultivated fields. Mixed, barley and oats predominate. Others that stand out are pastures and livestock, permanent crops, horticulture, and viticulture.

Increasingly, organic farming is promoted, which has more than 400 farms.

Livestock, despite having native species, is also in decline. Every year the number of heads of cattle is reduced, in the cattle, sheep, pigs, horses, poultry (almost disappearing) and beekeeping.

The government of the islands promotes rural development through a specialized program, in which young people interested in agriculture are helped and trained, subsidies are provided, sustainable agriculture is supported and innovation in the livestock sector.
